Under section 139 EO further creditors may join the ongoing enforcement proceeding. This does not automatically create a parallel second auction over the same property. The relevant questions are which proceeding is pending first and how the joinder appears in the court file.

For owners and bidders this means that a further creditor may affect realisation and later distribution without opening a new hearing. The file must therefore be read as a whole.
