A court valuation is more than a price figure. Owners need to understand whether the identified property, recorded condition and source documents fit together.

A first plausibility review separates facts, valuation assumptions and open questions. It is not a substitute for an expert countervaluation.

Separate inspection and valuation date

Section 141 Enforcement Act provides for court valuation under the Property Valuation Act and links the relevant date to the inspection. Record when the inspection took place and which condition was documented then.

Record later changes separately with their date and source. They do not automatically alter the existing report but may matter in the individual review.

Compare the property description with records

Compare address, land register details, parcels, areas and stated use with the land register extract, plans and available permits. Identify discrepancies precisely.

A general claim that the value is too low or too high is of limited assistance. A list of concrete factual questions with evidence is more useful. The owner document check supports collection.

Keep valuation and personal expectations separate

The court valuation answers a different question from a private sale expectation or outstanding loan balance. Keep those figures in separate schedules.
