An auction edict is the source for the hearing date but not the only basis for a bid. Buyers should review the edict, court conditions, valuation and land register in the same file version.

Use the edict as a guide to the file

Copy the court, file reference, hearing date, place, property and references to documents into a working sheet. Compare every item with the identified records.

Preserve the version on which you rely. Later publications must remain separately identifiable. The auction file check supports completeness.

Use specific conditions rather than assumptions

Section 146 Enforcement Act shows that statutory auction conditions may be altered under the circumstances set out there. The specific court version therefore matters.

Mark every condition affecting financing, representation or preparation. Legal assessment requires the complete file.

Separate the property basis from your bid

The valuation and land register describe the court and proprietary starting position. Inspection notes and your own calculation answer additional questions but should remain separate from the court file.
